Ways to work with us

Three paths. One operating standard.

273+ STRs operated · full management is a flat 15% of net

Most owners want us to run the whole property. Some want to run it themselves, but want it set up correctly, or read honestly, by someone who operates for a living. The right path depends on the home, the owner, and how much of the operation you want to carry. Whichever you choose, the standard behind it does not change.

Choose your path

How much do you want us to carry?

Full-service is the path most owners take, and the one we recommend. The two advisory tiers are for owners who intend to self-manage, either from day one or because they already do, and want an operator in the room before they commit to the setup.

  • Most owners start here

    Done for you

    Full-Service Management

We run the property end to end: launch, pricing, guest communication, in-house turnovers, maintenance, and owner reporting. You stay informed and stay out of the day to day.

    • End-to-end operating responsibility
    • Dynamic pricing and calendar management
    • 24/7 guest communication and in-house turnovers
    • Owner clarity without the daily involvement

    Launch Advisory

For owners who plan to self-manage but want the setup, launch sequence, pricing logic, and guest systems built correctly from the start, so month one is not spent guessing.

    • Property readiness and launch roadmap
    • Listing, pricing, and channel setup
    • Guest communication and turnover systems

    Operating Review

For hosts and small-portfolio owners already up and running who want a clear, outside read on pricing, systems, guest experience, and the one or two changes that would move revenue most.

    • Revenue and pricing review
    • Listing and channel diagnosis
    • Systems and turnover assessment

The compliance moat

Fully permitted. Fully insured. Tax handled.

Colorado Springs has one of the tightest short-term rental rule sets in the state, and a permit dies the moment it lapses or the property changes hands, with a 24-month lockout to follow. Compliance is not paperwork. It is protecting an appreciating asset, and we treat it that way.

Zero-lapse permit renewals

We track every permit's expiry and renew ahead of the deadline, so your listing never goes dark and your permit never falls into the 24-month lockout.

Lodging tax, collected and remitted

We handle lodging tax (LART) and city sales tax collection and remittance, so the filings are done right and on time, not left to you at year end.

A $1M coverage standard

We operate to a $1M owner-policy standard with the right additional-insured structure, rather than hoping a platform guarantee covers the gap when something goes wrong.

Zoning and rule fit, screened first

Single-family-zone limits, the 500-foot spacing rule, primary-residence audits. We screen your address against the current rules before you spend a dollar.

Rules change, so we keep a plain summary current and always point you to the city portal to confirm. We are operators, not attorneys; anything legal, we send you to counsel.

The standard we operate to

Most operators will not show you their numbers. Here is the bar we hold.

Standards are easy to claim and hard to publish, so here are ours with the numbers attached. We measure against them monthly and we will show you the live figures for a property like yours.

The middle path

You do not have to choose between doing it all alone and handing it over forever.

Advisory is the space in between. It is for owners who want the structure of a professional operation without giving up the keys, or before they decide to. What it is not:

  • Not a course or a set of videos
  • Not a cheap template pack
  • Not generic coaching from someone who has never run a turnover
  • Not a couple of calls and good luck
  • Not full-service management in disguise

It is hands-on work from an operator who runs a Colorado Springs portfolio every day, applied to your specific property, so you can run it with structure from the start.

Is advisory right for you?

Advisory is a fit for some owners, and honestly not for others.

A good fit if you

  • Want to self-manage, but want it set up or read correctly first
  • Have the time and temperament to handle guests and turnovers yourself
  • Own in or near Colorado Springs, or plan to
  • Value an honest outside read over a sales pitch

Probably not a fit if you

  • Want to be fully hands-off. Full-service is the better path
  • Are looking for the cheapest possible option over the right one
  • Do not want to be involved in the day-to-day operation at all
  • Are not ready to act on what a review turns up

Common questions

Advisory, answered straight.

What is the difference between advisory and full-service management?

Full-service means we run the property: pricing, guests, turnovers, maintenance, and reporting, all of it. Advisory means we set it up with you, or read what you already have, and hand you the operating foundation to run yourself. Same standard, different amount of the work carried by us.

Which path should I start with?

If you want to be hands-off, full-service. If you intend to self-manage and are launching, Launch Advisory. If you already run a listing and want to know what to fix, the Operating Review. When you are not sure, book a short call and we will point you to the honest answer, even if that answer is that you do not need us yet.

Can I move from advisory to full-service later?

Yes, and some owners do. A launch advisory or a review is a low-commitment way to see how we work. If you later decide you would rather hand it over, we already know the property.

Do you only work with Colorado Springs properties?

Advisory and management are both centered on Colorado Springs and the surrounding Front Range, because local operating knowledge is most of the value. If your property is just outside the area, reach out and we will tell you honestly whether we are the right operator for it.

What if you decide my property is not a fit?

We will tell you directly, and we will not take the engagement. An honest no now is worth more to both of us than a bad fit later.
